1. Service Overview
DeedSwap is an AI-powered real estate marketplace that connects buyers and sellers directly, eliminating traditional agent commissions. Buyers pay a flat $1,500 representation fee. Sellers pay a 0.5% listing fee.
2. Buyer Representation
When a buyer selects DeedSwap representation on any MLS listing, DeedSwap provides AI-assisted buyer representation for a flat fee of $1,500. This replaces the traditional 2-3% buyer agent commission, saving buyers thousands on their home purchase.
3. Seller Listing
Sellers who list through DeedSwap pay a 0.5% listing fee at closing, compared to the traditional 2.5-3% listing agent commission. DeedSwap provides AI-powered listing descriptions, pricing guidance, and negotiation coaching.
4. Fees and Payment
All fees are due at closing. No upfront costs for sellers. Buyer representation fee of $1,500 is collected at closing or may be credited as a seller concession. All payments are processed securely through Stripe.
5. AI Services Disclaimer
DeedSwap uses artificial intelligence for property valuations, listing descriptions, and negotiation coaching. These AI outputs are informational and should not be considered a substitute for professional appraisals, legal advice, or licensed real estate guidance where required by law.
6. User Accounts
You are responsible for maintaining the security of your account credentials. You must provide accurate information when creating a listing or submitting an offer.
7. Limitation of Liability
DeedSwap facilitates real estate transactions but does not guarantee the sale or purchase of any property. DeedSwap is not liable for any losses arising from reliance on AI-generated valuations or recommendations.
